Acre lots change what a masonry job is
The one-acre minimum was McIntosh's founding policy and it is now codified in the village's A-1 Residential zoning. On a property like that, the masonry is not only the house:
- Chimneys, often more than one — a stack above the roofline takes weather from every direction with no wall sheltering it, and it is almost always first to need work.
- Freestanding site and privacy walls — masonry with no roof over it takes water from above as well as both sides, so it weathers on a faster clock than the house.
- Gate pillars and entry columns — at the head of a long drive, exposed on all four sides, often original to the property.
- Pool surrounds and terrace coping — horizontal masonry holds standing water instead of shedding it, which makes it the fastest-failing surface anywhere on a property.
- Detached garages and outbuildings — inspected least, deferred longest.
We should be straight about the evidence here: no source documents specific installations on Inverness properties. What is documented is the lot size, the zoning and the house size. The rest is a reasonable inference about what large parcels physically contain, and we would rather label it that way than dress it up as a finding.

What did exist historically was private covenant control: the McIntosh Company retained authority over lot sales and resales and required design approval to preserve community character. That was a developer's contract, not a municipal regulator, and it is not an active review body today.

Two things we are not going to tell you
There is no Frank Lloyd Wright building in Inverness. We checked the master list of Wright sites in Illinois. If a contractor claims Wright work here, they are wrong.

Erickson apprenticed under Wright at Taliesin from 1948 to 1951, and this was among his first independent commissions afterwards. Its documented material is painted brick, including a semicircular brick wall extending from the glass facade. That is an apprentice's own work, not a Wright building, and it should be described that way.

Questions worth more than a price per square foot
- Will you walk the entire property, not just the house? On an acre, the site walls, pillars, pool surround and outbuildings are usually where the deferred work is.
- How many chimneys, and what condition are they in? Expect this to be first on the list rather than an afterthought.
- What are the lintels above the windows and doors doing? Rust staining or a lifted joint means the same failure as the silos, at smaller scale.
- Are the weep holes open? Cheapest item on any veneer wall and the first thing a competent mason checks.
- Any bulging or bowing in a flat brick face? That points at wall ties, which is structural rather than cosmetic.
- Which mortar mix, and does it match what is on the wall now in colour, hardness and joint profile? Here that means a modern mix.
- How is the old joint being removed? An angle grinder in the wrong hands widens joints and scars brick edges permanently.
A mason who answers only with a price per square foot is quoting a different job than the one your property needs — and on acreage, probably a fraction of the actual masonry.

- Rust staining or lifting above a window or door — corroding steel expanding inside the wall, the same mechanism that burst the silos
- Mortar you can rake out with a house key, or that falls away as sand

On late-century masonry act early. The components behind the face — ties, flashing, weeps, lintels — are the expensive part, and they fail quietly for years before anything shows on the outside. The silos are what it looks like when nobody catches it in time.
